Now, you have this option.  You may turn off email notifications to individual tenants using the new check box on the Lease screen.  This was suggested by a property manager who had outside arrangements with a particular tenant regarding payments. Text Messaging Notifications to your cell phone</title><content type='html'>This feature is turned on by entering a Cell Phone number in your Property Manager Profile.  If there is not a Cell Phone listed in your profile text messages are not sent.  This is a great feature if you are frequently out of the office or will be away from your computer for an extended period of time.  Or perhaps if you want an employee to be on-call with regard to filling vacancies, enter their cell phone number.  Whenever someone responds to your online listing and you have your cell phone entered in your profile, you will receive a short text message containing the persons Name, Phone number, Rental Unit they applied for and Amount of Cash they have Available.  Currently this feature only exists for Online Call-Back Requests.  Although if anyone wants it could also be applied to other functions such as when payments are made?  If you receive emails on your cellular device already this feature may not be needed.  However, if you want to stay connected without having to constantly check emails or your web site this may be a great tool.  All of the major carriers are supported including T-Mobile, Virgin, Cingular, Sprint, Verizon, Nextel.  If you use another carrier and would like this feature please let me know. Rather than diverting clients to IPM, send them to your existing company web site (you are likely doing that already).  When they log on from your site (live links for each of you below) they enter the IPM client portals.  Upon exiting they are returned to your company web site.  Building on this concept I talked with Lavonne and she had a brilliant idea that will soon be enabled.  She requested that the email notification system which sends emails to applicants / owners / tenants / etc on your behalf highlights your company.  So instead of IPM logos and contact information it will be replaced with your logo and contact information.  I think that is a Great idea and would make the software much more marketable to firms. This allows tenants to use a variety of payment methods and you receive payment quickly.  An additional benifit is that when the tenant makes online payments they are automatically recorded in the IPM software accounting system automatically!  This is a very nice feature if the tenant community is willing to pay the extra 3% for this service. If you have an owner that has sold their property to another owner or if you have added owner records that never evolved into clients then you may want the ability to remove them from the database.  From the Owner's directory select the owner record you wish to remove.  When you do this the 'Delete Owner' button will be enabled.  Until you select an owner record the 'Delete Owner' button is not enabled because an owner must be selected first.  When you click the 'Delete Owner' button checks are done to see if the Owner has any invoices or existing properties.  If they do you will be required to re-assign these to another owner.  Once you have selected the owner you wish to reassign any invoices or existing properties to you can proceed with the delete function.  If the owner does not have any invoices or existing properties affiliated with them then the delete function runs immediately.  When complete a simple message is displayed telling you that the Owner has been deleted. We also develop software for Property Management Firms seeking the best in online software tools. &lt;br /&gt;&lt;br /&gt;Today we made it very easy for your property management firm to self syndicate (advertise) your listings on several of the major free listing services such as CraigsList, BackPage, OLX, etc...  We have had this feature internally for a long time but it was not available to the public.  Now you can use the same tools we do to very quickly advertise your rental and sales listings.  When you click on 'Apartments for Rent' from the home page, the next page that opens will list all of the rentals.  In this listing each unit now has a  link called 'syndicate'.  Click on this link and you are taken to a page that has code you can simply cut and paste into each of the major free listing service sites.  Internally our staff is able to very quickly advertise a listing across multiple sites giving us great exposure for each rental.  Introduce your staff to this new feature and give it a try yourself.  If you have been manually advertising on the free search engines I am sure you will love this new feature.  The code you cut and paste is unique to each listing service.  The result is a nicely formated ad containing a full description and photos of each rental you post.  This is all done for you so it is a great utility I am sure you will appreciate. New on this page are check boxes associated with each property listing and a place to enter an email address.  Check the boxes next to the properties you want to email, enter the email address you want the listings sent to and click the 'Send' button.  This sends a pre-formatted email to the email address you specify with links back to the full property profiles of the listings you selected.  This is a great way to very quickly respond to a prospective tenant or buyer.  You could easily do this while you were on the phone with them. The wizard is activated by clicking the link in the upper right corner of the Property Manager Summary Screen 'Add a New Client'.  The wizard is a several page process that steps you through step by step adding a new property/client to your property management portfolio.  This enhancement is to add a bare bones property description to each unit including the number of bedrooms, baths, square feet, rent rate and deposit.  This means when you complete the Wizard each unit in the property will be defined to the point that it is advertisable by the integrated marketing system.  Before this enhancement individual units needed to be defined manually before they were advertisable.  We highly recommend after the wizard completes that you go into each unit and add photos and more specific details regarding each.
